Value: $5 million
Contracted by a group of
ophthalmologists to
represent them in the
design and development
of a state-of-the-art
clinic.
Responsibilities
included the overall
management of site
development,
construction, and tenant
improvements.
Havenworth
Condominiums Calgary AB
Value: $12 million
Responsible for the
zoning approval and
development concept,
financing, marketing and
construction of this
20-unit
condominium project in
NW Calgary. Scheduled
for completion in the
Fall of 2009.
London Town Square
Calgary AB
Value: $6 million
Shopping center
originally built in the
early 1980’s, required
the demolition of the
theatre building, two
CRU pads, and the
construction of a new
43,000 square foot
Sobeys’ food store, a
new liquor store, new
CRU pad, and complete
renovation of the CRU
facades. Courtenay's client was
Canadian Property
Holdings Ltd. of Toronto
and the scope of
services included design
development, negotiation
of the Development
Agreement, management
and contract
administration with the
prime consultant, and
overall negotiations
with various tenants
with respect to their
renovations.
In 2007, we were again
engaged by this client
to develop a
free-standing building
at London Town Square,
for occupancy by two new
tenants, Starbucks and
Rogers Wireless.
Airdrie Properties
Value: $4 million
Courtenay was retained
to re-develop the former
Airdrie Library building
into a dental studio,
and two retail units.
Liaison with the City of
Airdrie, tenant
negotiations, zoning
work, and all planning
and development matters
were handled by
Courtenay. As
well, the adjacent land
was then developed into
a free-standing
6,400 sq.ft. building
for a new Bank of
Montreal branch.
Primary Health Care
Clinic
Yellowknife NWT
Value: $4 million
Courtenay was retained
to lead the development
of an 18,000 sq.ft.
consolidated health care
clinic in downtown
Yellowknife.
Planning and development
included coordination
and liaison with four
health departments to be
consolidated info one
facility.
Telus Field Edmonton AB
Value: $7.9 million
Courtenay supervised all
consultants and
contracts in the design
and construction of this
10,000-seat AAA baseball
park. Tasked also with
the responsibility of
negotiating lease and
financial arrangements
between the City and
team owners, as well as
integrating team
operational
requirements, the
project was completed
and ready for “the
opening pitch” in seven
months.
The Coliseum Edmonton AB
Value: $16.3 million
17,500 seat NHL arena
complex (now known as
the Rexall Place).
Courtenay represented
its client in the
retrofit of the complex
and was responsible for
the engagement and
supervision of
consultants, architects,
engineers and
contractors. The
development of executive
suites, the provision of
club seating, and
improvements to public
amenities were the main
focus of the renovation.
In addition, Courtenay
represented the owner in
negotiating the
three-party project
funding and spearheaded
the lease negotiations
between the City of
Edmonton and the
Edmonton Oilers.
Pointe * Orlando Orlando FL
Value: $200 million U.S.
This 500,000 square foot
“lifestyle entertainment
center” located on
Orlando’s popular
International Drive,
encompasses shopping,
dining and entertainment
facilities. Courtenay
provided Owner
Representation services
and directed the project
team and consultants in
the design,
construction, and
completion of this $200
million (US) complex.
The center contains a
70,000 square foot
theatre facility
featuring 20
stadium-seating theatres
and a 550-seat IMAX 3D
theatre. As part of
Courtenay’s overall
services, this
assignment included the
negotiations with the theater tenant related
to design, construction
and lease documentation
of this unique and
complicated portion of
Pointe * Orlando.
55 York Street Toronto ON
Value: $30 million
Situated at the corner
of Front and York
Streets, this historical
building, built in 1929,
required a complete
renovation to meet
current building codes
and to compete
effectively in the
Toronto commercial
office market. The
16-storey, 17,777 square
foot building interior
was totally demolished
and renovated with
modern systems,
equipment and finishings,
while exterior
renovations improved
building performance and
appearance while
maintaining integrity of
its historical features.
Courtenay directed the
entire redevelopment
program from the
selection of architects
to the turnover to
tenants.
Condominium Conversion
Elk Valley Vista Elkford, BC
Value: $3.4 million
This recreational
condominium project is
nestled in the
mountainous beauty of
the Elk Valley of
British Columbia.
Originally built as a
residential apartment
complex, Courtenay
re-designed and
renovated the three
buildings and
successfully marketed 68
individual strata
units.
